What is Buyer Brokerage?
In Real Estate, there are two sides of
the transaction. There's the listing
side and the buyers side.
Traditionally the listing side is
represented by the listing agent and the
agents that bring buyer customers are
also representing the seller. In
Buyer Brokerage, you have an agent that
works for you and NEGOTIATES in
YOUR BEST INTEREST.
Our fiduciary responsibility , in buyer
brokerage, lies with the buyer, NOT the
seller. We can offer Advice,
Counsel and Judgment to you.
Why should I be
obligated when I
can get this information on my own? This
is a good question. Real estate is
a 25/75 job. 25% of my job is
working with you to find the home that
you want to purchase. 75% of my
job is getting that home from contract
to close with you. Information
without interpretation is not very
helpfull. I will not only be able to
look at which homes sold and for what in
the neighborhood, but help you compare
one to the other with my knowledge of
the market and the inventory, helping
you to better arrive at a fair offering
price. I'm not helping
you find a home, I'm helping you buy a
home!
Why should I pay someone to
represent me? What most buyers and
sellers fail to realize is that the
buyer is already paying the commission
for the purchase
of their home. The only person who comes
to the closing table with money is the
Buyer. The cost of commission is
already included in the sales price of
the home and is financed in the buyers
mortgage. Isn't it about time that
buyers receive the representation for a
fee they are already paying?
Will I be able to see all
homes or will some sellers/ agents
refuse to cooperate? Actually,
there are homes that I can get you into
that you wouldn't otherwise have access
to, such as foreclosures. I can
also get you into any FSBO. In addition,
I will advertise that I am looking for a
home with your criteria in a certain
area, tapping into a seller that no one
else may have access or knowledge of
because they are not yet listed on the
market. Any agent with a listing
MUST, by rules set forth in the Code of
Ethics and by NY State law, cooperate
with a Buyers Agent, as this is in the
best interest of their client, the
seller.
What if you don't fulfill my
expectations? I have a termination
clause, and if I'm not fulfilling my
duties as set forth in our agreement and
in my promise to you, then you can fire
me at any time.
Can't I just call the
listing agents to see what they have?
Listing agents already have a client,
and that client is not you. They are
interested ONLY in whatever benefits
their client. By contacting them
directly, you are exposing yourself.
